Short answer: Property Filter is long established all-in-one membership, built around motivated seller signals on listings (price drops, relistings, withdrawals) plus training and a big community, from £100 a month + VAT. Accelerator is £9 a month and does a different job: it finds off-market houses from the EPC register that are not on the portals, then lists the active investors in that area you can sell them to. If you want to watch the live market every day, pick Property Filter. If you are a property sourcer who needs leads nobody else is looking at, plus you need buyers for your deals, pick Accelerator.

I built Accelerator, so read this knowing I'm slightly biased but I'll deal in the facts to make it as balanced as possible.

I've spent 23 years in UK property. I co-founded what became the UK's largest property sourcing network and a peer-to-peer platform that funded £85m of projects. I know what a sourcer actually needs... and I'm not going to pretend Property Filter is rubbish. It isn't. It has its place and is a great software with excellent reviews.

What is the real difference between Property Filter and Accelerator?

Where the leads come from. That is the whole thing.

Property Filter's software is built around what happens to properties on the open market. A price gets cut. A house comes back on after a sale falls through. A listing gets pulled. Genuine motivated seller signals, changing every day. That is what Property Filter is good at.

The catch? If the signal starts with a listing, the property has already been in front of every buyer scrolling Rightmove. You are reading the same market everybody else is reading. You might read it better with the added filters. But you are still in the queue with everyone else.

Accelerator starts somewhere else completely. The public EPC register. Every home that has had an Energy Performance Certificate is on it, listed or not. Accelerator matches that against Land Registry sold prices and picks out the tired houses that look like they need work and have not changed hands in years. Those potential deals are not on a portal. Nobody is bidding against you.

Now, to be clear about what that means. A lead from the register is a house worth writing to, not a seller who has already made their mind up to sell. You still have to do the work. Write to the owner, follow up, have the conversation. There is no magic button. (Anyone telling you there is an easier way is after your money.)

Where is Property Filter better?

Where is Accelerator better?

Leads nobody else is looking at, and the investors to sell them to

£9 a month. No contract.

*The first 200 members keep that price for as long as they stay.*

See what Accelerator does

Is Accelerator a good Property Filter alternative?

If you joined Property Filter mostly for the training, the weekly calls and the community, Accelerator is not a like-for-like swap. Don't pretend it is.

If you're a property sourcer and what you actually need is deals other people are not chasing, and you want access to buyers for those deals, and a quick answer on whether the numbers work... then yes. That is exactly what I built it for, and it does it for £9. (launch price only*)

Accelerator also has many other features and a growing tool library. Sourcers often work with spreadsheets but Accelerator has a dedicated Deal Pipeline and Investor Pipeline that makes managing contacts and deals simple.

Other notable features include a Refurb Project Management tool and the Viewing Companion which you use when your carrying out a viewing and you end up with a condition report pdf saved in your Accelerator account to look back at later packed with photos, cost of works and other useful information.

And if you can afford both Property Filter and Accelerator? Use both. Property Filter on the live market, Accelerator for the off-market deals and extra tools.

Which should a total newbie start with?

Honestly? The cheap one, until you have proved to yourself you will actually do the work. Start small and build up to expensive options, when you have the confidence it's going to be genuinely useful and worth the added costs a month.

Software does not do property deals for you. You do the deals. Start at £9, find twenty houses, write to the owners, line up three investors. If you outgrow it, you will know exactly what you need moving forwards.

Frequently asked questions

Is there a cheaper alternative to Property Filter?

Yes. Accelerator costs £9 a month with no contract. Property Filter starts at £100 a month + VAT (£80 + VAT billed yearly). They're not identical: Property Filter is built around listing signals, training and a big community, while Accelerator finds off-market leads from the EPC register, lists the active investors in an area and analyses the deal.

Where do Property Filter and Accelerator get their leads?

Property Filter tracks motivated seller signals such as price drops, relistings and withdrawals, and also runs direct to vendor letter campaigns. Accelerator uses the public EPC registers for England, Wales and Scotland, matched against Land Registry sold prices in England and Wales, to find tired houses that are not listed on Rightmove or Zoopla.

Does Accelerator send daily alerts like Property Filter?

No. Property Filter is stronger if you want to watch live listings change day to day. Accelerator works differently with off-market leads, which moves slowly by it's nature, so you search an area when you are ready to.

Does Property Filter have a free trial?

Yes. Its pricing page says every membership includes an 8-day free trial with no contract. Accelerator has no free trial but there's no tie in or contract either, and you can cancel in two clicks.

Can I use Accelerator and Property Filter together?

Yes. Property Filter for on-market motivated sellers, Accelerator for off-market leads, the Investor Finder and the deal calculators. They do very different jobs.

Accelerator is software and education, not financial advice. Do your own due diligence before you buy.
